does anyone on here know anything about property valuations / building improvements etc?

Here's the situation: we've very kindly been given some money to spend on our house... and the most urgent thing that needs doing is our sash windows - they are rotten, draughty and not working as proper sashes. We're in a conservation area so it's not as simple as just replacing with uPVC (which I wouldn't want to do anyway)... we have two basic options.

- repair existing single-glazed sashes: this is the cheaper of the two options at £1500 and will allow us to keep the original features, but won't make the house that much less draughty.
- replace existing windows with double-glazed wooden-framed sash windows, which will cost a lot more (£3500) but might make the house warmer, quieter and more weather-proof. (We're allowed a certain type of doulbe-glazed sash window under building regs)

Is there anyone on here who can give me some advice? Alternatively, feel free to make puns based on the euro-dance hit machine Sash!
