have you paid a rent you can't really afford?

I'm in a bit of a dilemma. There's a place on offer in an area I really like (Dalston). The person is basically offering it to me. It's £100 more than I pay now, with more council tax.

That would totally stretch my budget, I'd be managing on about £400 a month, after all my outgoings. On the other hand, where I live really depresses me. Rents are only going to go up, generally, right? Or are there still occasional cheap gems?
